Terms & Conditions for Tallinn Apartments

1. Booking

1.1. Bookings and inquiries can be made via phone +372 6 661 650 (Mon-Fri 9am – 5:30pm) or via Goodson & Red websites and email info@goodsonandred.com around the clock. Goodson & Red is not obliged to keep the offered apartments on hold for you without pre-payment, i.e. they can be offered to other clients simultaneously;

1.2. Bookings can be made by Guests at least 18 years of age;

2. Payments, arrival and departure, cancellations

2.1. In order to confirm the booking, a non-refundable pre-payment of 30% is required by Goodson & Red during the booking process. The pre-payment can be made by credit card, via bank transfer, or in cash. In case of a foreign bank transfer/remittance, a one-time bank fee of 6 EUR will be added;

2.2. The pre-payment needs to be done within 48 hours of receipt of preliminary booking. After 48 hours, the dates will be released and offered to any other interested party and reserved on a first come first served basis;

2.3. The remaining 70% should normally be paid 7 days before arrival day, depending on Guest’s arrival and check-in preferences, or the following additional services ordered:

A. TRANSFER
Arrival: The Guest knows arrival details (flight, ferry or bus trip) and has ordered a transfer to the apartment (transfer service is subject to an additional fee as per our current price list and/or the Guest’s booking);
Keys: The Guest will receive the keys with all the necessary instructions from our driver during transfer to the apartment;
Payment: The Guest shall pay the balance latest on the day prior to the arrival (credit card/PayPal or bank transfer). If the arrival date falls on a weekend or a bank holiday, the payment shall be made on the last bank day prior to the arrival.

B. GOODSON & RED OFFICE
Arrival: The Guest does or does not know exact arrival time, however arrives during our office hours from Monday to Friday between 9:00 and 17:30;
Keys: The Guest can pick up the keys and the instructions from the Goodson & Red office located at 5 Jõe Street in Tallinn;
Payment: The Guest can pay the balance in our office by credit card or in cash on the arrival.

C. SELF-SERVICE
Arrival: The Guest arrives out of our office hours or does not know the arrival time;
Keys: The Guest will receive the keys to the apartment and the instructions at the nearest Omniva (www.omniva.ee) automatic parcel terminal;
Payment: The Guest shall pay the balance latest on the day prior to the arrival (credit card/PayPal or bank transfer). If the arrival day falls on a weekend or a bank holiday, the payment shall be made on the last bank day prior to the arrival.
NB! The Guest must provide a valid mobile phone number to use this option as the access code will be sent by SMS. The service is subject to an additional fee as per our current price list and/or the Guest’s booking.

2.4. Payments for the high season reservations. In case of a high season reservation the Guest shall pay the balance in full at least 30 days prior to the arrival.

2.5 If deemed necessary by a Goodson & Red representative, a security deposit of minimum 150 EUR should be paid on arrival or a letter of credit card guarantee shall be submitted by the Guest. Please note that the Guest’s credit card may be pre-authorised for the purpose. The security deposit shall be fully refunded in case there is no damage inflicted to the apartment.

2.6. Goodson & Red accepts PayPal, credit cards, bank transfers, and cash payments. Guests can make a credit card payment with one of the following cards: Visa, MasterCard, Discover, and American Express (for additional fee).

2.7. Reservations cannot be cancelled or modified free of charge. Please refer to the Terms & Conditions. Pre-payments made prior to the arrival according to the terms and conditions are non-refundable. Cancellations made during the stay are non-refundable.

In order to avoid any expenses accrued from a trip interruption, Goodson & Red advises its Guests to buy proper travel insurance.

3. Check-in and Check-out

3.1. Check in starts at 15:00 if not stated otherwise (possible earlier depending on the departure time of the previous client).

3.2. Check out is at 12:00 latest if not agreed otherwise (possible later depending on the arrival time of the next client; additional fees apply).

3.3. Check-in shall be agreed beforehand as per the Terms & Conditions above, depending on the arrival of the Guest.

4. Rates

4.1. All rates published on Goodson & Red websites are subject to change without prior notice;

4.2. Goodson & Red accommodation prices include bed linen and towels (one big and one small). The linen and towels are provided according to the number of guests. In case the Guest stays 8 nights minimum, Goodson & Red can provide fresh linen and towels once a week (additional service charges apply).

4.3. Published accommodation prices do not include final cleaning, or regular cleaning during the stay; cleaning service is available for an additional fee.

4.4. High seasons are May 1 – September 1; December 21 – January 6. A minimum stay (e.g. 4 nights) may apply during high seasons. Goodson & Red may extend the Term & Conditions of high seasons to other high demand periods.

5. Obligations of Guests when checking in to the apartment

5.1. The Guest shall have a clear balance or pay the balance according to the Terms & Conditions;

5.2. The Guest shall fill in and sign the visitor’s card;

5.3. The Guest shall inform Goodson & Red’s representative about the time of departure.

6. Obligations of the Guests when using the apartment

The Guests are obliged:

6.1. to use the Apartment for intended purposes only and to keep it in good order;

6.2. to use water and electricity economically;

6.3. to inform the management of Goodson & Red immediately about disorders/damages or emergency situations in the Apartment or in the house on the number provided during the check-in;

Please note that in case of an emergency the Guest shall call 112. 

6.4. to follow fire safety (please read fire-precaution reminder) and sanitary requirements;

6.5. to keep the Apartment and publicly used rooms (staircase) and territory of the house clean and tidy;

6.6. to close and lock the Apartment door and outer doors properly at all times. In case the Guest leaves the apartment unlocked, he/she is financially responsible for the costs that derive from possible burglary;

6.7. It is strictly forbidden to make excessive noise (play loud radio, TV set or any other device, loud musical instrument or sing, use electrical appliances, jump, hammer etc.) between 10pm and 7am. Noise must be kept to a minimum at all times. In case this rule is violated Goodson & Red shall have the right to cancel the reservation and require the Guest(s) to move out of the apartment. Violation of this rule can result in fees and penalties;

6.8. It is strictly forbidden to have parties in the apartment. Violation of this rule will result in fees and penalties;

6.9. It is strictly forbidden to smoke inside the apartment or in the staircase. In case this rule is violated, Goodson & Red has the right to charge the costs of cleaning the carpets, sofas, curtains and the rent of the following 3 (three) days while the apartment is being aired;

6.10. It is forbidden to keep air polluting things/objects/chemicals or explosive substances in the Apartment or publicly used places;

6.11. It is forbidden to let poisonous or easily flammable fluids or sewage, or things which can clog it up, get into house sewerage;

6.12. It is forbidden to enter the Apartment in outdoor footwear. Outdoor footwear must be taken off in the entrance hall. Stepping on the natural parquet in outdoor footwear is prohibited. Walking on the natural parquet in high heels is also prohibited;

6.13. It is forbidden to leave things that can hamper in the staircase;

6.14. It is forbidden to clean or fluff carpets, cloths etc in staircase, from balconies or windows;

6.15. It is forbidden to throw garbage on the territory of the house, to pollute publicly used places;

6.16. it is forbidden to park vehicles on pavements and on the territory of the house in such way which does not allow pedestrians to move freely (at least one metre should be left for walking);

6.17. The Guest shall report any complaints immediately.

6.18 The Guests shall behave in a civilized manner and shall be good neighbours respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners at all times. Any disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises in which case the paid rent will not be refunded.

7. Obligations of Guests when checking out of the apartment

7.1. To vacate the apartment at the check-out time stated above (12:00 at noon) on departure date or at other time specified during the booking process. In case the Guest does not respect the agreed check-out time, Goodson & Red shall have the right to charge full daily rent as penalty from the Guest;

7.2. The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the accommodation/rental agreement, defined by Goodson & Red as being immediately habitable by the next tenants. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guests agree that Goodson & Red shall deduct costs of said services from the security deposit (or charged to the provided credit card) prior to refund if Guests cause damage to the premises or its furnishings;

7.3. The Guest has to turn off all the lights, electrical appliances and gas stove/oven;

7.4. The Guest has to close all windows; to lock all doors and return the keys as agreed previously with Goodson & Red’s representative. In case the Guest leaves the apartment unlocked, he/she is financially responsible for the costs that derive from possible burglary.

8. Responsibility of Guests

8.1. Guests are responsible for the costs that derive from misuse of alarm system;

8.2. Guests are financially responsible for any damages/losses caused by his/her or third party’s negligent behaviour. Goodson & Red has the right to inform the Guest of any damages/losses in 7 (seven) days after the departure of Guest;

8.3. All of the apartments are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners and Goodson & Red are not responsible for the loss of personal belongings or valuables of the Guest. By confirming the reservation, the parties have agreed that all guests are expressly assuming the risk of any harm arising from their use of the Apartment or others whom they invite to visit/use the Apartment;

8.4. Guests are obliged to pay for the phone calls made by themselves (in case there is a phone in the Apartment);

8.5. The loss of the keys or if the Guest leaves and takes the keys with him/her would be deduced from the security deposit by 100 EUR or charged to Guest’s credit card (because locks will be changed).

8.6. The Guest(s) shall be fully responsible and pay for any damage caused during the stay which is beyond normal wear and tear.

8.7. In case of damages the Guest will be added to international blacklist. By confirming the reservation the Guest agrees to dissemination of data at credit history and solvency registries in case he/she has delayed the payments according to the current terms & conditions more than 45 (forty five) days.

8.8. Any guests invited by the Guest who are not registered as inhabitants during the booking may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. No social gatherings are allowed in Goodson & Red apartments.

8.9. Pets are not allowed without prior confirmation and are subject to additional charges and/or security deposit.

Please note that pets might be allowed only in certain apartments and only if pet’s owner guarantees to leave the property perfectly tidy. Pets must be well behaved or they will be asked to leave

8.10. The Goodson & Red has the right to enter the premises to provide (additional) services and/or inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the reservation shall be terminated immediately without prior notice. The Guests waive all rights to process if they fail to vacate the premises upon termination of the reservation/tenancy. The Guests shall vacate the premises at the expiration time and date of this agreement.

8.11 The Guest is financially responsible for any extra services ordered during one’s stay (i.e. video films, services purchased by tv ,etc)

9. Responsibility of Goodson & Red

9.1. Goodson & Red is responsible for holding the pre-paid bookings;

9.2. In case the confirmed apartment is out-of-use for the period reserved due to circumstances beyond Goodson & Red’s control, Goodson & Red is obliged to change the booking into another apartment(s) of the same value;

9.3. In case of broken appliances Goodson & Red is obliged to do their best of replacing or repairing the broken item(s);

9.4. Goodson & Red is not responsible for complaints that have not been communicated immediately after discovering the defect(s).

9.5. Occasional outages that are beyond Goodson & Red control are possible. Goodson & Red shall report outages as soon as possible. No refunds or compensation will be given for outages.

9.6. Goodson & Red shall not be responsible cancelled trips/stays or ruined expectations because of weather conditions, work and family emergencies or other commitments.

9.7. High speed wireless internet is provided as a convenience only and is not integral to the agreement. Goodson & Red cannot refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Goodson & Red has the right to change or upgrade its terms and conditions at any time without prior notice.
